Future Development in Old South

Dave Tennant, Jr., from The Hampton Group had communicated with OSCO in 2011, with regards to possible plans for future construction in Old South. After a follow up meeting January 3rd, 2012 with Mr Tennant, here are the 2 projects The Hampton Group plan for Old South. I wish to Thank Mr. Tennant for all his communications and openness with regards to his projects in the area.

1) The Hampton Group, owner and builder of the retail/condo structure underway at 162 Wortley Rd. has a tentative offer for 170 Wortley Rd. This is the buff brick two story building just south of 162. This building is not listed on the London Heritage Inventory and has been given the okay by Planning Dept. to be Demolished for future construction. Hampton Group wishes to build a three story unit with office/commercial space on the main floor and 3 condo units above. This design fits into the present design allowances and would not require any variances. Tentative plans call for it to be shorter and set back further from the street than 162 Wortley. Tentative plans call for this building to have a different façade from 162. This is being done to break up the streetscape.

2) Hampton Group also purchased a property in 2011, on the north side of Elmwood Ave., across from the Normal School. Plans call for a modern design with 2 upscale condo units with a terrace on the second floor. Parking would be below grade to increase building footprint and green space behind building. No variances will be required for this development.

Also, of note is the purchase of the Trafalgar Terrace retirement Home at 96 Ridout St. S. in 2011 by a developer from Toronto. All residents are being transferred to new accommodations with completion to be done by February of this year. The City of London Planning Dept. cannot comment on plans for this site, as it is in process. While there is no confirmation to that effect, rumors have it that plans are for highrise. This would seem fair, as the location, size of the property and cost would make this very likely. At the present time there is a lowrise to the south and a highrise to the north of this site.
